A detailed property inventory is essential for deposit disputes
A professional inventory report will include a comprehensive schedule of condition so that your tenants will know what the expectations are when they leave the property so as to avoid disputes over deposit deductions.
I am North London based and provide property inventory services to private landlords, tenants and agents. The reports are detailed and include embedded photographs and detailed reporting. The reports are delivered electronically as PDF’s within 72 hours and are easily printed by the client. They are backed up securely on our database and can be printed off by the client for check-in/check- out purposes. We have over 15 years of experience in preparing Inventory & check out reports.

Inventory only
The inventory clerk will visit your property for the first time and create a brand new inventory, including a schedule of condition report. It will include all aspects of the property, from walls and ceiling, to door handles and furniture with embedded images for each area of the property.
Any discrepancies regarding the accuracy of the report should be brought to our attention within 7 days of the report being sent to the instructing party; otherwise it is accepted the report is accurate.
Inventory make & check-in
The inventory clerk will arrive at your property a couple of hours before your new tenants are due to move in. They’ll create a new inventory and schedule of condition with embedded images for each area of the property. Once your tenants arrive, the clerk will show them around the property and explain what to expect in the inventory report, pointing-out the detail. Your tenant will be asked to sign the declaration form. The inventory clerk can even hand over the keys. The inventory report usually takes around 3 days to produce..

Check-out
Having pre booked the check-out date the inventory clerk will visit the property after your tenants have left or on the same day they are due to leave, and compare the condition of the property with the original inventory and schedule of condition. A report will be produced for you, highlighting areas which are not perceived as fair wear & tear creating the basis for returning their deposit, or any deductions you feel you may need to make.
Payments
Invoices are usually sent out the day prior to clerk visiting the property.
Payment for all inventory services must be cleared prior to the report being sent out which can be either by electronic bank transfer or payment on the day.
